04 NCAC 01F .0406. BUILDING SPECIFICATIONS AND MATERIALS

  • (a)  The structure proposed should be designed to serve a "cross‑section" of industrial firms, food processing operations, and firms which serve such operations.  Accordingly, the design concept and type of materials required should allow for utilization by various types of industry and shall allow for completion of the project in a variety of price ranges.

    (b)  Generally, ceiling heights should be in the 18‑ to 20‑foot range. Bay spacing should be larger than 30 x 40.  The roof should be complete, except for "mechanical installation cuts."  If "job cast" concrete is used as a wall material, it should be painted.  If the project is to utilize materials not normally used in speculative or basic industrial buildings, the application will include independent opinions as to the market acceptability of such materials.

    (c)  While the project construction will not proceed past the point which will prohibit the major portion of industrial prospects from contracting to their own particular design specifications, the construction process will be carried forward far enough to enhance the marketability of the project.  Accordingly, at least three permanent walls will be erected and the fourth wall will be "closed in", at least by temporary materials such as plastics or plywood.  Concrete floors will not be completed, but the interior of the building will be "filled in" and "leveled" with sand.  Electrical service requirements are not to be installed, but the project shall be served with enough lights so as to allow the project to be shown late in the day or at night.  These details will allow a prospect to see a dry, level floor, free of mud holes, weeds and blustery winds.  Such details are meant only to enhance the decision making process for the industrial prospect.
